Nijashree Awas Yojana has been started by the Government of West Bengal for the welfare of the citizens of the state. Through this scheme, the government provides houses to the low income group and middle income group. For which the state government will construct multi-storey flats for low-income group and middle-class on public land owned by local bodies and parastatals. These flats will be allotted to the eligible families by lottery on the basis of ownership. To give the benefit of the scheme, the government will build residential units of at least 16 flats in a block of G+3 buildings. While computing the unit cost, the cost of land will not be taken into account. Out of which freehold land will be treated as subsidy to the beneficiary. To take advantage of this scheme, the applicant will have to live in the same district where this project is being implemented.

Selection Process for Nijashree Awas Yojana

The beneficiaries who are applying for the scheme will be selected through lottery. Beneficiaries whose name will appear in the lottery list, they will be provided the benefit of the scheme.

Scheme Terms and Conditions
  • Applicant should be resident of the same district in which the scheme is being implemented
  • Under the scheme, a person can apply for only one flat.
  • A joint applicant can be made for each application.
  • Beneficiaries will be selected through lottery.
  • If the number of applicants exceeds the number of flats, a waiting list of eligible applicants will be prepared.
  • The application amount is fixed at Rs 2500 for 1BHK flats and Rs 5000 for 12BHK flats.
  • There is also a provision to refund this amount in case of unsuccessful application. In which in case of unsuccessful applicants, the applicant’s money will be returned within 30
  • No processing fee will be charged from the applicant
  • The installment payment will be credited directly to the Escrow account by the beneficiary
  • If any false or fabricated information is used by the beneficiary at any stage then his application will be canceled and the authority will forfeit the application money.
  • If the allottee fails to deposit any installment within the time limit, interest at the rate of 8%a. will be charged for the delayed period.
  • District Magistrate will cancel the allotment offer opportunity if the applicant fails to provide the installment for 6 months
  • If the amount is surrendered by the allottee after payment of the first or second installment, the amount paid by the allottee shall be refunded without any interest after deducting 5% of the said payment.
  • The surrender of the flat will not be allowed after the payment of the third installment.
  • If the housing department fails to allot the allotted flat, the housing department will pay 8% interest per annum for the delayed period
Benefits Of West Bengal Nijashree Housing Scheme
  • Nijashree Housing Scheme has been started for those people who do not have their own house.
  • Through this scheme, the government provides houses to the citizens according to their eligibility.
  • Through this scheme residential units of minimum 16 flats will be provided in blocks of G+3 buildings on government land, land of local bodies, and other parastatals.
  • The cost of the scheme will be decided by the government, for which the minimum built-up area for a 1BHK flat will be 15 square meters which will be built for the low income group.
  • The minimum area for a 2BHK flat will be 96 square meters which will be built for the middle income group.
  • The unit cost of the flat under the scheme will be determined on the basis of the actual cost of construction
  • The cost of land will not be taken into account while computing the unit cost. Freehold land will be treated as subsidy to the beneficiary
  • The unit cost of stand-up built-up area may vary depending on the location and amount of land available
  • The beneficiary will not be required to pay for offside infrastructure like roads, boundary walls, etc. All these needs will be provided to the beneficiary under the scheme.
  • Beneficiary will also be provided the benefit of Credit Link Subsidy Scheme.
  • Applications for this scheme will be accepted through online and offline mode.
